Make the decisions before making the arrangements.

A useful estate sale plan begins with the household, not a sale date. Identify the people making decisions, the belongings they want to keep, and the rooms involved. Then build an inventory of items to consider selling or rehoming. For your property, the plan can also outline access, a possible display layout, preparation tasks, and timing around a move or handover. Leave space for decisions that need another conversation. A clear outline helps everyone understand what is ready, what is still being considered, and which arrangements need to be made separately.

Sorting with care

Start with simple categories: keep, consider selling, rehome, and undecided. Set aside personal records, photographs, and keepsakes before making a sale inventory. When family members are involved, agree on a way to record their choices. A room-by-room list keeps the process manageable and helps avoid treating an unresolved decision as permission to sell or remove something.

02 /

A practical sale preparation plan

Once the inventory is clearer, consider how the space could be arranged. Identify areas for display, walkways, private rooms, and access for large-item collection. Map the preparation tasks against your preferred timing and any property deadline. Pricing, promotion, staffing, payment handling, and running the sale are separate arrangements to resolve with whoever will conduct it.

03 /

Downsizing & the next move

A sale may be one part of a larger household transition. Note which belongings need moving, which might be rehomed, and what decisions will follow the sale. Hauling and moving can be discussed alongside the planning work, with a separate agreed scope for each. Keep any unsold items on the decision list until their next destination is confirmed.

A FEW DETAILS GO A LONG WAY

START WITH
THE RIGHT INFO.

  • Identify the household decision-maker and anyone else whose agreement is needed for the plan.
  • Set aside personal records, keepsakes, and belongings already promised to family or friends.
  • Create a rough room-by-room inventory, with photos and notes for items still under review.
  • Note the property town, access, private areas, and any moving or handover deadlines.
  • List the planning help you need and any separate moving, hauling, or sale arrangements.

LET’S CLEAR A FEW THINGS UP

BEFORE YOU
GET STARTED.

01What does estate sale planning cover?

The focus is preparing the household: organizing decisions, outlining an inventory, considering layout and access, and putting preparation tasks in a workable order. Describe the help you need so the planning scope can be agreed around your property and priorities.

02Does planning include running the sale or valuing items?

Sale management and professional appraisals are separate from this planning service. Your plan can identify where those arrangements are needed. Who sets prices, handles customers and payments, and conducts the sale should be established before a sale is scheduled.

03Can I start before every family decision is settled?

Yes. Begin with an overview and mark unresolved items clearly. Planning can help organize the conversations without rushing them. Belongings should remain out of the sale or removal scope until the people authorized to decide have agreed on what happens next.

04Can the plan include moving and hauling afterward?

Those needs can be discussed together. Identify the belongings to move and any items you may want removed after the sale. Confirm the actual inventory, destinations, availability, and scope before arranging that work; an unsold item does not automatically become a removal item.
